What’s Happening with Home Prices?
There’s been a lot of talk about prices coming down. And yes, in some spots, they’ve dipped a little. But the idea that we’re heading for a big crash? That’s not what the data shows.
According to the National Association of Home Builders:
“House price growth slowed . . . partly due to a decline in demand and an increase in supply. Persistent high mortgage rates and increased inventory combined to ease upward pressure on house prices. These factors signaled a cooling market, following rapid gains seen in previous years.”
Translation: things are cooling off, but not crashing.

Most experts still expect prices to rise a bit this year, on average about 1.5–2% nationally. That’s slower than the last few years, but it’s still growth. And in our local Lewisburg area, we’re seeing some neighborhoods stay steady while others adjust slightly.
Even where prices have dropped a little, the decline is small. Around -3.5% in some markets. That’s nowhere near the nearly 20% drop we saw during the 2008 crash.
And don’t forget: home values are still up significantly. Over the past five years, prices have climbed about 55% across the U.S. That’s a big leap and one small dip won’t erase those gains.
If you’re waiting for a major drop in home prices, you might be waiting for a while.
What About Mortgage Rates?
We know many buyers are hoping for lower rates. And we get it…higher rates affect what you can afford. But here’s the reality: Rates aren’t expected to fall much this year. In fact, most forecasts say they’ll stay right around where they are now…likely settling somewhere in the mid-6% range by the end of 2025.

According to Yahoo Finance:
“If you’re looking for a substantial interest rate drop in 2025, you’ll likely be left waiting.”
So if you’re putting your plans on hold hoping for a big drop, it might be time to rethink that strategy. Waiting might mean missing out on the right home or watching prices keep climbing while you hold out for a lower rate that doesn’t come.
